- access to selected and off-market opportunities
- technical, urban planning and cadastral analysis
- legal and documentary verification
- support in negotiating and structuring the transaction
Each stage is built first, not corrected after.

We follow the purchase of:

in strategic locations such as Costa Smeralda, Lake Como, Tuscany, Piedmont, Puglia, Sicily and in selected international markets in Europe, the United Arab Emirates and the Caribbean.
A NOTE OF CLARITY (IMPORTANT)
Advisory on properties already identified
The Luxury Home Hunter service always involves direct assignment and exclusive representation of the buyer.
If the client has already identified a property of interest, published or managed by another agency, but has not yet initiated contact or carried out viewings , they can instruct us to represent them towards the other party.
In this case:
– we operate exclusively in the buyer's interest
– we interact with the agency or the seller as the client's advisor
– we protect the negotiation, the technical and administrative checks and the overall structure of the operation
The assignment is acceptable only on condition that:
– there are no conflicts of interest
– our compensation is recognized directly by the client, by virtue of the mandate conferred
If, before contacting us , the client has already contacted the agency holding the sales mandate and/or has visited the property through it, any commission from the seller's agency will still be due , regardless of our advisory role.
There are no shortcuts.
