JUDICIAL AUCTIONS
AND OFF-MARKET PROPERTIES
Complex opportunities.
Decisions that do not allow for mistakes.
Judicial auctions and off-market transactions are not shortcuts and are not opportunities for everyone.
These are contexts with high information asymmetry, where the risk is not losing a deal, but making an irreversible mistake.
they do not guarantee automatic transparency
they hide technical, legal and financial criticalities
require quick but well-founded decisions
they do not allow corrections after the commitment
The value is not the access to the operation.
It's the ability to understand if not to do it.
Best Luxury Property Global Advisory supports buyers as independent advisors in evaluating and structuring non-routine transactions, protecting only one party: the buyer.
There's no price-chasing here.
Risk is managed.

Buyer advisors, not facilitators of the transaction.
We act as agents for a fee, exclusively in the interest of the buyer.
We do not represent sellers, we do not list properties for commission, and we do not participate in shady transactions.
Our role is:
analyze the real sustainability of the operation
identify critical issues before committing
evaluate strategic alternatives
protect client capital
Our job is not to “win the auction.”
It's about preventing the wrong one from being won.
Compensation and operational clarity
Our compensation is paid exclusively by the buyer and rewards independent advisory services.
It is composed of:
- an initial retainer fee, due upon assignment of the assignment, to cover analysis, strategy and due diligence activities;
- a success fee upon closing or completion of the purchase, due only in the event of a successful outcome.
Our assignment is separate and independent from any sums required by the procedure or by the opposing party.
In judicial auctions, in particular, a fee may also be due to the Judicial Sales Institute or the person in charge of the sale, if provided for by the rules of the procedure. This possible cost is not our responsibility and is the responsibility of the buyer, as established in the auction announcement and official documentation.
There are no shortcuts.
There is clarity first.
